Our gas and electrical safety inspections in Melbourne take compliance off your plate entirely, saving you from the hassle of coordinating inspections. Whichever package suits you best, we offer a fully compliant, done-for-you service that safeguards your tenants and investment (or your client’s).

We do gas and electrical safety checks all throughout Melbourne

Every Australian state has its regulatory nuances. That’s why they’re Melbournites who know the Residential Tenancies Act inside and out. Unlike some national franchises and one-man bands, our inspectors are also registered electricians and gasfitters. From our on-site inspectors to our administrative support team, we pride ourselves on our courtesy, compassion, and professionalism. Because at the end of the day, it’s our mission to give you guidance and peace of mind at every stage of your investment property journey (or your client’s).

Frequently asked questions

Here are some common questions we get asked about our gas and electrical safety checks in Melbourne. If you have a question that we haven’t covered here, please reach out.

How does the Residential Tenancies Act affect new rental agreements after March 2021?

For landlords who’ve entered into new rental agreements after the 29th of March 2021, or have fixed-term agreements exceeding 5 years rolling over post-March 29, 2021, the Residential Tenancies Act mandates regular safety checks. This includes electrical and gas safety inspections every 2 years, and smoke alarm inspections every year.

What if my Melbourne property hasn’t had a gas and electrical safety inspection within the mandated timeframes?

You should arrange a professional rental safety inspection check immediately, or risk heavy fines and potentially your tenants’ safety. You could even lose the ability to rent out your property.

Is the process different if I’m the property manager, not the landlord?

Our process won’t be any different. But as the property manager, you’ll just have to run any issues and fixes by your client.

How long does a rental safety inspection take?

Our rental safety inspections typically take up to 2 hours. While we allow for 24-hour report turnarounds, we often deliver them within a few hours of the inspection.

When do you usually do your rental safety inspections in Melbourne?

We typically do our inspections between 8:00 am and 3:30 pm, Monday to Friday; however, if you have special requirements, feel free to contact our friendly team, and we’ll accommodate you as well as we can.

Do I need to attend the rental safety inspection?

Typically, you don’t need to attend the inspection, but you’re welcome to. This will give you a chance to see any defects first-hand and discuss them with our inspectors directly.

Do you provide guidance on improving general safety beyond compliance?

Yes, apart from electrical, gas, and smoke alarm compliance checks, we offer recommendations for general safety improvements.
